The three structures available to foreign investors
Direct Escritura
Direct title in your name. Simplest structure. Requires CUIT number (Argentine tax ID) and Argentine bank account.
Best for: Simple purchases, long-term holds
Fideicomiso
Trust structure common in Argentine pre-sales. Funds held in trust by a trustee until construction milestones trigger release.
Best for: Pre-construction, off-plan purchases
Argentine SPV
Local company (SRL or SA) holds the asset. Useful for multiple assets, rental income, and eventual resale structuring.
Best for: Multiple assets, yield-focused strategies
Capital Entry
How your USD gets into Argentina — compliantly, efficiently, and with a clean documentation trail. Three mechanisms, each with different profiles for size, complexity, and tax treatment.
Purchase USD-denominated Argentine bonds locally and sell them abroad. Fully legal, widely used by institutional capital.
Buy Argentine-listed shares with pesos and sell the same shares listed abroad for USD. Standard for larger transactions.
Standard SWIFT transfer to Argentine developer escrow. Requires clean AML documentation and CUIT registration.
